How this site
handles your information.

This site is run by JT Palmieri, Sales Representative with Vanguard Realty Brokerage Corp. (668 Millway Avenue, Unit 6, Vaughan, Ontario L4K 3V2). In this notice, “we” means JT Palmieri and Vanguard Realty Brokerage Corp.. To ask anything about your information, email deals@jtpalmieri.com.

• Enquiries.If you use “Ask JT” on a listing or the contact form on the About page, we receive your name, email, phone number, your message and the property or search you asked about. We use it to answer you. It is emailed to JT and a copy is kept for follow-up.
• Property alerts. If you ask for alerts, we keep your email address and the search you saved, and email you a count of new matching listings with a link back to this site. Every alert has a one-click unsubscribe link that deletes the subscription. We only start alerts after you tick the consent box.
• Searches. The criteria you run in the property search (for example type, price range and area) and the listings you open are recorded without your name or email, so we can see what people are looking for. The agreement under which we display MLS® listings also requires us to keep this record of consumer activity on the listing pages and to make it available to PropTx, the data licensor, on request.
• Visits. Each page view records the page, the site you came from, any campaign tags in the link, your screen width, your browser and device type, and an approximate location (city, region and country) worked out from your IP address. The IP address itself is not stored with these records. This is tied to a random visitor id, not to your name. We also use Vercel Web Analytics for aggregate page-view counts. We use all of this to see which pages are useful. It is not used for advertising.

The site sets one cookie of its own:

• jtp_v: a random anonymous visitor id, kept for up to 400 days, so repeat visits can be counted as one visitor.

There are no third-party advertising cookies or tracking pixels on this site. You can delete or block cookies in your browser; the public pages still work.

We do not sell your information. These companies handle it on our behalf, only to run the site:

• Vercel: hosting, file storage and aggregate page-view counts.
• Neon: the database that holds the listing data shown on the site and the visit and search records.
• Resend: sends the emails (enquiry notices and alerts).

Listing details and photos come from the PropTx IDX feed (Toronto Regional Real Estate Board MLS® data), and photos load from PropTx's servers when you view a listing. These providers may store and process information on servers outside Canada.

• Enquiries: the email stays in JT's mailbox until it is deleted. The lead and search copies we keep for follow-up are deleted automatically after 90 days.
• Property alerts: until you unsubscribe.
• Visit and search records: not deleted automatically at this time. They are anonymous, and we delete them on request if they can be matched to you.

You can ask to see the information we hold about you, to correct it, or to have it deleted by emailing deals@jtpalmieri.com. We may ask you to confirm who you are first. You can stop alert emails at any time with the unsubscribe link in each one, and you can withdraw your consent to be contacted by telling us. If you are not satisfied with our answer, you can contact the Office of the Privacy Commissioner of Canada.

If what we collect or how we use it changes, we will update this page and the date below.
